Camden County recently signed a major office lease at 3 Executive Campus in Cherry Hill.
The County leased 64,601 square feet at the property and plans to occupy the space during the fourth quarter of 2026. JLL’s Dan Close arranged the transaction.
Located within the Cherry Hill Executive Campus, the building was constructed in 1976. Brooklyn-based Hager Management owns the property.
With the new lease, Camden County becomes the building’s second-largest tenant.
Other tenants at the property include Lockheed Martin, Lassonde Pappas & Co., CDW Corp., and Prism Career Institute.
At the same time, the office park remains part of Cherry Hill Township’s broader redevelopment plans.
Recently, township officials added 3 Executive Campus to a new zoning overlay district. The overlay allows up to 320 residential units at the office park between Routes 70 and 38.
Cherry Hill adopted the plan as part of its affordable housing strategy. The proposal identifies the 28-acre office campus as a potential mixed-use redevelopment site.
According to township planning documents, the overlay encourages a combination of residential, office, retail, restaurant, recreational, and civic uses.
The plan also describes the site as an underutilized office park with long-term redevelopment potential.
However, it remains unclear how Camden County’s long-term lease could impact future redevelopment efforts at the property.
